Booking a visit at Dogtopia means that you have read, accept and agree to the Rules and conditions of use below.

Rules for XL Bullies and other exempt breeds please check the additional page in the menu.

Use of Dogtopia is at your own risk – you are responsible for your dog(s) and their behaviour at all times. No responsibility will be taken by the landowner or Dogtopia for damage, injury, misadventure or damage sustained to persons, property or dogs whilst using the dog park or on the property.

There is a maximum of 8 dogs per booking allowed.

We allow a maximum of two households to book a secure area. The person who made the booking is responsible for ensuring all parties are aware of booking times, rules and T’s & C’s. Bookings are non-transferable. The person making the booking must be present.

The one hour booking slot is your time from arrival through the gate to departure out of the gate: it is not a 1 hour walk plus unloading and loading dogs. The 15 minute gap between bookings is to prevent cars meeting head-on along the narrow single track lane.

Parking is available for two cars. Parking at Dogtopia is at your own risk – Dogtopia is not liable for any damage to your vehicle, accidents or the contents of your vehicle.

There are security cameras on the entrance to monitor times and keep everyone safe.

Arrival: you receive a booking reminder email up to 24hrs hours prior to your booking including the gate code and a what three words link to take you to the main gate. Click on the link to open either Google Maps, Apple Maps or Waze for directions. DO NOT use the postcode you will end up at a farm – this is a field!

When you arrive, park in the entrance space, unlock the main gate using the code in your reminder email, then drive in and close and lock the gate behind you. You are in a secure area and can now let your dogs out of the car. There is a pedestrian gate from the Woodland trail  parking area into the field/woodland. This gate has a bolt on the inside so lock yourself in the field.

You must lock the main gate behind you BEFORE letting any dogs out of the car, this is to ensure the safety of your dogs and not allow anyone to open the main gate whilst you are off enjoying the field/woodland. The gate must remain closed and locked throughout your booking.

Woodland Trail Walk Car park: there is a pedestrian gate from the parking area into the field/woodland: for extra security please lock yourself in the field using the bolt on the inside – preventing anyone else accessing the field even if they have the code for the main gate.

Dogs must never be left free to wander around the woodland Trail walk car park unsupervised (if you are in the dog park or in the toilet your dog must be either with you or in the car). Twice a month the Portaloo company will access the secure car park for ten minutes to empty and clean the toilet but you and your dog will be securely locked in the adventure park.

You are not allowed to enter the main locked gate prior to your booking start time, even if there are no cars in there, do not arrive more than five minutes early – the 15 minute gap between bookings is to prevent cars meeting head-on along the single track lane.

There is parking for two vehicles only with space to manoeuvre to turn round to drive out.

It is your responsibility to arrive on schedule. If you arrive late you will still need to leave promptly at the end of your booking as there will be another booking straight after you. If the person before you left very late and affected your booking please get in touch by text.

Departure: Your session end time is the time you should be leaving the outer main gate by. You must allow enough time to load up your dog(s) and leave the gate within the time slot, the hour slot is your time there not a 1 hour walk plus arriving and leaving. Dogs must be in the car and loaded before the end of your one hour booking so you can leave on time. You must exit the parking area and lock the gate behind you at the end of your 1 hour slot, not five minutes later – once again a reminder that the 15 minute gap between bookings is to prevent cars meeting head-on along the narrow single track lane.

All dogs must be safely shut in your car before unlocking and opening the entrance gate.

You must lock the gate before you leave to prevent trespassers using the field and woodland. Failure to lock the gate when leaving will result in you not being allowed to return.

Children – Children are very welcome but must be supervised by an adult at all times and are the responsibility of the adults in the group.

“Poo policy” if you see one please pick it up, even if your dog didn’t do it. Given the size of the field it is possible someone may miss their dog’s poo, but we ask that if you see any poo you pick it up. Help us keep the field and woodland clean and dog poo free for everyone’s enjoyment.

You are welcome to bring balls and toys with you but please take them away with you when you leave.

Someone may have a dog that may choke on a small toy or may even have a dog who aggressively guards objects they have found, we want this to be a safe place for everyone to enjoy.

Set an alarm on your phone and keep an eye on the time – it is a five minute walk up the field back to the parking area from the middle of the woodland.

Leaving late resulting in the next booking having to wait may result for you paying for their time slot as an apology for their inconvenience.

If you arrive on time and the person before you is still there DO NOT ENTER THE LOCKED PARKING AREA UNDER ANY CIRCUMSTANCES. Pull into the entrance so you aren’t blocking the narrow road, then pull out to let them leave.

Please CALL ME don’t message if you are waiting and there is no sign of anyone returning to their car.

Remember that it is possible that the dog(s) in there may be human or dog aggressive or an exempted breed.

We do allow walk-ins but you must let us know at the time of booking by selecting 0 for the number of cars. You MUST lock yourself in the field using the bolt on the inside – preventing the next booking entering the field early. This is to ensure the next booking doesn’t enter the field thinking it is empty because there are no cars as they will have the code. Remember not all dogs using the field are friendly to dogs or people.

Under no circumstances should there be any harsh handling of dogs, either physical or verbal. You will be told to leave with immediate affect and will lose all future bookings without refund.

Should there be adverse weather, e.g snow, strong winds, torrential rain or high temperatures etc you are responsible for checking the weather in advance and deciding if it is will be suitable for you and your dog(s) to still visit. Rescheduling is only available if more than 48hours notice given.

All dog breeds and ages are welcome including dogs on the banned breed/exemption list – if your canine pal is included in that you must read the Banned breeds page as there are extra rules/restrictions in place to ensure you follow the rules set by DEFRA.

Dogtopia reserves the right to close and stop any bookings with immediate affect for interruptions to service for emergency fence repair etc. You will be contacted immediately to inform you of any interruption to bookings.

Please do not let your dog dig holes in the field, these holes can be dangerous for other dogs running around and may cause serious injury. There is a sandpit digging area for diggers!

Off lead exercise in the woodland is at your own risk. Dogs should not be left unattended at any time. You should accompany your dog(s) at all times such that you are aware of what they are doing so you can ensure they are safe and secure. We have 6ft deer fencing and smaller gauge rabbit fencing surrounding the field and woodland, but you must be in control of your dog at all times. If you cannot call your dog back please use a long training lead so as not to delay the next booking whilst trying to catch your dog. Whilst the area is secure and there are no gaps under the fences be aware of where your dog is at all times. Remember some dogs like to dig, and you are responsible for your dog at all times: if you aren’t watching your dog and they dig under a fence or somehow manage to actually climb a 6ft fence (pretty impossible but that’s probably just for the Mali owners) this is not the responsibility of Dogtopia.

The fences and gate are regularly checked. However, damage can occur from time to time for various reasons, including digging by dogs or other animals, falling trees or branches and general wear and tear. If you see any issue with the condition of the fence or gate, please make us aware immediately so that we can alert other users and repair it as soon as possible.

Please respect the trees, plants and wildlife, this is irreplaceable ancient woodland.

Please do not move any equipment or tables.        

This is a natural ancient woodland, please be aware there will be roots sticking up, branches and stones and a possibility of falling sticks/branches nettles, brambles  – We are not liable for any trips, falls, injuries or damage.

Do not climb the trees, remove live branches from trees or put up any rope swings etc.

All equipment is for dog only!

Dogs must be up to date with vaccinations/titre tests, flea and worming treatments.

If your dog(s) is unwell (sickness/diarrhoea etc) or shows signs of Kennel Cough, please get in touch to reschedule your booking. Do not walk your dog less than 10 days after a kennel cough vaccination; it is a live vaccine and can be passed on to other dogs.

You must pick up any dog faeces and dispose in the bins provided – Bins are exclusively for poo bags only, not for emptying the rubbish out of your car!!

No fires or disposable barbecues are allowed you will be asked to leave and banned from booking again.

No Smoking, No Vaping and No glass bottles are allowed, for obvious reasons.

Please be aware there may be livestock in neighbouring fields.

There are Security cameras in the parking area for your safety. If anyone is seen misusing the woodland or not abiding to the rules you will not be welcome to return.

Payment via the online booking secures your booking and means you have read and agree to these rules.

Cancellations & Refunds – We have a strict 48 hour reschedule policy. We do not offer refunds, you can rearrange your booking to another date or time via the reschedule link in your booking confirmation email or by logging into your account as long as more then 48 hours notice is given. Refunds will only be given where Dogtopia has had to cancel the booking. All other bookings are non-refundable.

Office hours are Mon – Sun 7am – 10pm Texts, calls or emails outside these times will be handled as soon as possible.

If you have any problem with the gate lock please please check you have the correct code and have followed the instructions. If I am called out and it is user error not a problem with the lock you will be charged for the time for the call out (Call out fee £25). The same applies for other issues unless the fault lies with Dogtopia.

Dogtopia reserve the right to withdraw permission to use the facility at their discretion if individuals have not complied with the rules or conditions of use of the woodland or field. We are not liable for any expenses incurred or loss sustained by you as result of use of the facility being withdrawn.

The online booking is for private bookings for dog owners and professional Dog walkers. Professional dog walkers must book via the appropriate link.
